Primary suites, sunrooms, great-room extensions, and second stories — new volumes designed to read as original to the home, both inside and out.

A poorly designed addition is obvious from the street — different rooflines, mismatched trim, awkward transitions. Ours are architecturally resolved so the new work reads as part of the original home.
Rooflines, trim details, window rhythms, and materials are matched — or intentionally contrasted — so the addition reads as considered, not tacked on.
Structural, envelope, and finish costs are all specified up front. No allowances, no mid-project surprises.
Foundations, framing, roofing, waterproofing, and insulation are all engineered — not eyeballed — for long-term performance.
Design, engineering, permits, and construction are all handled by one studio with one project manager.

Zelee Home holds contractor licenses in Virginia, Maryland, and Washington D.C. We’re fully bonded and insured with comprehensive general liability and workers compensation coverage. Our team has completed basement projects throughout the DMV.
Every basement finishing project includes a 5-year warranty on structural work and a 1-year warranty on all other aspects: finishes, fixtures, electrical, plumbing, and installation. We stand behind our work because we’re confident in the quality.
Yes, most homeowners remain in their homes during the addition process. We implement protection measures for the rest of your home, maintain daily cleanup, and keep the construction area contained. We’ll discuss strategies to minimize disruption to your daily routine during the planning phase. Your project manager will give you advance notice of particularly noisy or disruptive work.
Seamless integration is central to our design philosophy. We match or complement your existing architecture with coordinated roof lines, exterior finishes, and interior design. The goal is for your addition to look like it was always part of your home. During the design phase, you’ll see photorealistic renderings showing exactly how the new space connects to your existing structure.
We obtain and manage all necessary permits for your project—building, electrical, plumbing, and any others required. We also handle zoning compliance verification and can assist with HOA approvals if applicable. You don’t need to coordinate with any government offices or building departments.
Everything from design services and permits to foundation work, framing, systems installation, interior finishing, and final cleanup. Every material, fixture, and finish is selected before construction begins, which is how we can guarantee your final price. The only situations where costs change are structural issues discovered after demolition or scope additions you request.
Timelines vary based on the size and complexity of your addition. The design phase typically takes 1–2 months, followed by 4–6 weeks for permitting and scheduling. Construction duration depends on your specific project scope. During your initial consultation, we’ll provide a realistic timeline for your addition.
Yes. This is one of the most important aspects of our boutique service model. The designer you meet initially, who creates your vision and understands your preferences, stays involved throughout your entire project. You develop a relationship with someone who knows your project intimately from day one through final completion.
That’s perfectly fine. Many of our clients come to us uncertain about the specifics. We excel at helping you discover and clarify your vision through conversation, exploring inspiration images, and visiting our showroom. Our initial consultation is designed to help you understand what’s possible within your budget and property constraints.
Adding on lets you stay in the neighborhood you love, keep your children in their schools, and maintain proximity to work. You avoid real estate commissions, moving expenses, and the stress of settling into an unfamiliar area. Plus, you get to create exactly the space you need rather than compromising on someone else’s floor plan. If you need changes throughout your home, we also offer whole-house remodeling services.
Most work falls within 5–10 miles of our Bethesda studio; we travel up to 30 miles for appropriate projects.
